How mold starts in an Albany house

01

Mold needs three things: a surface to grow on, a little warmth and, above all, moisture. Houses have the first two everywhere, so the water decides everything.

02

In the Capital Region the water usually comes from a few places: a slow roof or plumbing leak, steam in a bathroom with a weak fan, a cellar that takes on snowmelt each spring, or cold windows that sweat all winter.

03

Cleaning the stain without fixing the water only buys time. That is why every visit starts by finding where the moisture is coming from.

What we do

Four jobs, each started with a free inspection.

  • 01Leak stains and ceiling moldStains and growth that follow a roof, pipe or window leak, traced to the source and removed.

  • 02Bathroom moldGrowth on ceilings, grout and behind fixtures, cleaned out and ventilated so it stays gone.

  • 03Crawl space moistureDamp soil, wet insulation and musty air under the house, dried out and sealed.

  • 04Mold testingAir and surface samples with a plain written result, only when a test will help.

Where mold hides in a house here

Three places we check first, before we look at the stain itself.

A white tiled shower and tub with a gray curtain and a small plant on the vanity.

Above the shower

Steam rises and settles on the ceiling and in the wall corners, especially when the fan is weak or off.

A living room window with gray curtains, a sofa below it and a wall air conditioner above.

Around the windows

Winter condensation drips onto sills and soaks the frame and the wall below it.

A small bathroom with a front-loading washer beside a glass shower with brown tile.

Behind the washer

Hoses, drains and drip pans hide slow leaks behind and under appliances.

How a job goes

  1. 01

    Look

We walk the house, read moisture and find where the water comes from.

  2. 02

    Fix the water

The leak, the vent or the drainage problem is dealt with first.

  3. 03

    Remove

Affected material is cleaned or taken out inside a sealed work area.

  4. 04

    Dry and check

Drying equipment runs until the readings are normal, and we check again.

What changes the price

No one can price mold from a photo. These are the questions that decide the number.

Read what changes the price
How big is the area?
A single ceiling patch and a whole basement wall are different jobs.
What is it growing on?
Drywall and insulation come out. Wood framing and concrete are cleaned in place.
Is the water source fixed?
If a leak or vent problem is still active, that comes first and adds work.
Does the room need sealing off?
Containment and filtered air take time and materials.

Questions we hear first

Short answers. The inspection fills in the details for your house.

01
Is every dark stain mold?
No. Dirt, soot and old water marks can look the same. A close look and a moisture reading tell us which.
02
Do I need a mold test?
Often not. If you can see growth, a test adds little. We suggest one when there is a smell but nothing visible, or when someone needs a written result.
03
Can I clean it myself?
A small patch on a hard surface, yes, with gloves and a mask. Anything on drywall or insulation, or larger than a few square feet, is better left to a crew.
04
Will bleach fix it?
Bleach can lighten a stain on hard surfaces but does not reach into porous material, and it does not fix the moisture.
05
How long does the work take?
Most jobs take a few days: containment and removal first, then drying. You get a schedule with the written estimate.
06
Is the inspection free?
Yes. We look, read moisture and send a written estimate.
