How big the area is
A patch on one ceiling and a whole basement wall are different jobs. The estimate follows the moisture readings, not just the size of the dark area you can see.
Ask how the edge of the wet area was found.
What it is growing on
Wood framing and concrete can be cleaned in place. Drywall, insulation and carpet usually have to come out and be replaced.
Ask which materials the estimate cleans and which it removes, and who replaces them.
Whether the water is fixed
If a leak, a vent problem or a drainage problem is still active, it has to be dealt with first. That can mean a roofer or a plumber, or work we do ourselves.
A quote that ignores the water source is a quote for coming back.
Sealing off and filtering the air
Containment, negative air machines and protective gear take materials and time. They keep spores from spreading to the rest of the house.
Ask what containment is included and how the work area is cleaned afterward.
Drying and the final check
Drying equipment runs for days, not hours. A good estimate says how long and how you will know it worked.
Ask whether a moisture reading after the work is part of the price.
